Modern Condo Features at 22 West
This very stylish structure from Shalom Baranes Associates features huge windows interspersed with zinc rainscreen panels, resulting in a modernist look that is quite different from surrounding buildings. Inside is a variety of floorplans, from one to three bedrooms, and some with dens. While many of the residences are flats, there are also ground level duplexes with soaring ceilings and outside patios, as well as upper level penthouses with two levels of living space and private rooftop decks. The condominiums are quite spacious, with sleek finishes and open layouts.
Construction of the mixed-use condominium building that also includes retail and restaurant space, was complicated by its location inside a triangle formed by the convergence of 22nd Street, New Hampshire Avenue and M Street. Further complicating matters was the existence of an Exxon gas station inside the triangle, at the sharp corner of 22nd and New Hampshire. The gas station ownership could not be persuaded to relocate but did ultimately allow landscape architects to create a garden on the station’s roof. Now, whenever condo residences look down from their balconies, they see a lovely greenspace rather than an eyesore.
In addition to the wide variety of models and sizes, the residences are quite airy with huge windows allowing plenty of natural light inside. Oak flooring is standard throughout, with open Euro-style gourmet kitchens that fit unobtrusively along the walls, featuring white Poggenpohl cabinetry, stone counters, panelized Bosch and SubZero appliance packages, and dining/prep islands. Some units have been remodeled since the building’s delivery. Condo owners also enjoy quite the array of amenities, including a lobby with staffed front desk, concierge, and doormen. There’s an outdoor landscaped terrace, a well-equipped fitness center, a conference room, a party room, a rooftop swimming pool and deck, bike storage, and garage parking.
