Modern Condo Features at the Floridian


The U Street Corridor is a narrow strip of urban territory extending just a few blocks north and south of U Street itself, and it often overlaps with neighboring communities as well. In this case, the Floridian is not only associated with a vital and creative corridor that was known as Black Broadway a century ago, but also the next-door neighborhoods of Shaw and Pleasant Plains. The 118 condos at the Floridian come in a wide array of layouts from studios to three bedrooms, and from around 425 to 1,765 square feet in size. Extra roomy penthouses are found at the top levels. This is an area that has seen a lot of new condominium construction in recent years, and this particular complex was at the forefront of a lot of activity in the early 2000s. Other condo buildings of note in the area include Rhapsody right across the street, as well as Union Row, 2020 Lofts, and 2030 Atlantic Plumbing.

As mentioned above, the Floridian is comprised of two side-by-side buildings, each with its own address, fronting along Florida Avenue. While quite similar in style, there are some textural differences, with Colbert electing to use subtle yellow, green, and off-white tones between the huge windows in one section, creating a pattern almost reminiscent of a Rubic s cube, while the other building features pale earth tones. There is a third component to the rear, resulting in something of an overall U-shape with a central urban courtyard entry. The overall result is one of multi-sectional modernism from the outside. Once you enter the condo residences themselves, you'll discover industrial-chic finishes with raw concrete ceilings, exposed overhead ductwork, and loft-style bedrooms. There were different floor choices at the time of construction, including maple, bamboo, and wide-plank oak. The kitchens are open and attractive with various stone components for the counters including quartz and dark granite. These choices were locked in during the early stages of construction and presales, and current resale units can therefore be different from one appealing residence to the next. Additionally, some owners have done their own subsequent remodels.

Most condos at the Floridian come with some manner of private outdoor space, from patios at the ground level to small Juliet or larger extended balconies on the upper levels, and even larger terraces for the penthouses. There are some nice common amenities for residents as well, such as concierge service, secure parking, bicycle storage, and a terrific roof desk with impressive skyline views. The location is also noteworthy, close to the Atlas District with its live music venues as well as well-known performance spaces such as the U Street Music Hall and the restored Howard Theatre. The 9:30 Club and the Atlantis Club are a few doors down the street, the African Civil War Museum is a few blocks south, and Whole Foods is two blocks north. In other words, there are all sorts of places to go and things to do in all directions.
