And while there may only be nine condominium residences at the recently delivered boutique building in the Shaw neighborhood, we thought the its unusual backstory and splendid new finishes warranted a closer look. The Old City Development Group teamed with PGN Architects to transform one of DC’s oldest bakeries into a unique new mixed-use development that partners the old brick warehouse with new modernist upper stories. The resulting condos come in two and three-bedroom models with sizes ranging from about 1,000 to 1,675 square feet of living space. The evolving Shaw neighborhood also lends to the appeal of the condominium, with new bakeries, bars, restaurants, galleries and other attractions opening up, along with restored historic landmarks like the Howard Theatre.

Modern Condo Features at Adora
It all began in 1895 when Michael Holzbeierlein opened a small bakery at the rear of his house on 7th Street NW. He soon expanded to a building off Wiltberger Alley behind his home. In 1913 he built a larger warehouse structure at the same site, and Holzbeierlein & Sons Bakery flourished for another 40 years. The transformation of the old low-rise warehouse was completed in 2021, with the property now having a total of five levels at the highest elevation. There are two levels of office space along with street level retail, and three stories dedicated to the condos. Penthouses are found at the top. Adora is just one of several recent residential developments in the neighborhood, including Aperture, Perla, and The Fold.
The entrance to Adora is tucked into the original one-way alley (now called a street) and across from the historic Howard Theatre. This is the epicenter of the Shaw community with lots of nearby attractions. Six of the condo residences are on the building’s fourth level with the remaining three at the top. While the exterior of the structure retains its warehouse ethos, the units themselves are very sleek and modern, with high ceilings and massive multi-pane windows. The ultra-wide plank oak floors are visually striking, and the open chef-inspired kitchens feature white stone counters, Italkraft cabinetry, Thermador stainless steel appliances, and waterfall prep/dining islands with hanging pendant lighting overhead. The bathrooms are also memorable, with twin vessel-topped vanities, standalone deep soaking tubs, and large walk-in frameless showers. Many of the units have private outdoor spaces, and each condo has its own private parking garage.
Owners of the nine condos enjoy their own residential lobby, bike storage, and an impressive roof terrace with gas grilles and lounge furniture. For those who prefer not to drive, the Shaw-Howard Metro Station is just two blocks away. This is a fascinating location, just one building away from the corner of 7th Street and Florida Avenue and its cute triangular community garden with picnic tables and chairs. In addition to the restored Howard Theatre, there’s bars and restaurants like Fish Scale, Cracked Eggery, Ambassador, 600T, and many more. Whole Foods is two blocks away, and there is also a Giant Supermarket in the area. The Common Good City Farm is a block south, selling its own farm market goods and also encouraging neighborhood participation in the growing process.
