American University Park is located near Western Avenue and the Maryland border to the north, Tenleytown to the east, and Spring Valley to the southeast. The land was once home to farmhouses and apple orchards, prior to the building of some 2,700 residential properties, the vast majority of which are single-family homes. The neighborhood attracts residents from a variety of professions and backgrounds, from university faculty and regents to politicos, diplomats, financiers, journalists, and everyday citizens seeking a suburban enclave that’s equally close to DC and Maryland’s more urban attractions. There are shops and restaurants to both the east and west of the community along Massachusetts and Wisconsin Avenues on both sides of the border. It’s also an easy drive into the heart of Washington, to popular entertainment spots like Georgetown and downtown DC.

One thing to be aware of, however, is the sometimes limited inventory of available luxury real estate listings. American University Park has always been a smallish community. But the increased appetite on the part of hopeful buyers in recent years, has accounted for near drought-like conditions in the marketplace. This is not to say there is a complete lack of homes for sale, but there are certainly less now than a decade ago. In this way, AU Park is similar to other upscale suburban neighborhoods in the northern part of Washington, as compared to some of DC’s more densely populated city centers.
