With its impressive Beaux-Arts façade and longstanding reputation for excellence, the Westmoreland at 2122 California Street NW, Washington, DC 20008 is one of the region's grandest residential buildings. Designed by Edgar S. Kennedy and Harry Blake and completed in 1906, the six-story building is located near the crest of the Kalorama neighborhood, in an area known as Kalorama Heights. The structure with its buff brick and limestone construction was originally a very prestigious apartment house with 55 rental units as well as a public diner known as the Westmoreland Café. It converted to cooperative ownership in 1948, with 60 units. Other historic condos and coops in the Kalorama neighborhood include 1901 Wyoming, the Dresden, 2029 Connecticut, and the Carthage.

Modern Co-op Features at the Historic Westmoreland

Chronicled in James M. Goode’s Best Addresses book, the Westmoreland offers stellar views of the city, both from the roof deck and upper level units. Many of the original architectural details have been preserved, including the front lobby with its alabaster white pillars, marble tile floors and accents, and soaring ceilings with magnificent detail work. The coop apartments themselves often reflect an appealing combination of vintage and modern, with restored pine floors, interior French doors, built-ins, and oversized windows. Remodeled gourmet kitchens and luxurious baths are quite common.

At the time of its construction, the Westmoreland was one of just a few grand apartment houses on California Street. A public diner known as the Westmoreland Café, was on the top floor of one of the wings. A covered walkway was built connecting the Westmoreland to the adjacent Highlands apartment building (now the Churchill Hotel) at the corner of Connecticut Ave and California Street. The café closed during the Great Depression, and the old connector was ultimately demolished after the Westmoreland converted to cooperative ownership. Other changes over time included the transformation of a large lawn to a parking lot. But despite the building’s evolution over more than a century, great care has been taken to keep many of the antique signature details in place.

Residents at the Westmoreland enjoy a wonderful grand lobby with a staffed front desk, community rooms, and a superb wooden roof deck offering some of the best views of any building in the neighborhood. Parking is available for a rental fee. This grand old building is quite close to Mitchell Park with its summer movie nights and is also just a few blocks away from a highly popular row of restaurants along 18th Street in next-door Adams Morgan. The Dupont Circle neighborhood with its galleries, boutique shops, and great restaurants is also nearby to the south.
