Modern Condo Features at the C&P Telephone Company

Thought to be designed by the NYC team of Edlitz and McKensey circa 1908, the building was one of the earliest telephone operator locations for the Chesapeake & Potomac Telephone Company, before the much larger C&P building on 12th Street was constructed in 1928. The Constitution Ave location was later an apartment building and was rehabbed in the 1960s before its more recent transformation into stunning condo residences that bely the unassuming low-rise appearance from the street. There is a fascinating collection of floorplans inside, ranging from one to three bedrooms. The building is attached to a smaller carriage house that has its own address. Other notable buildings in the area include Car Barn, Carolina on the Hill, and the Carbery School Lofts.

Step inside this beautifully renovated historic building and you’ll find an interesting combination of new and old features and designs, with soaring ceilings and varying types of staircases. Original pine floors are still in place in certain areas, augmented by newer hardwoods, tiles, or carpets. Some of the kitchens and bathrooms sill have the old penny style tile floors. Wooden ceilings add another touch, as do the lofts with their iron railings, overlooking the main living areas below. Wood-burning fireplaces are present in some units, and kitchens vary from galley style to cooking spaces have been completely opened up. Some individual owners have remodeled their residences since the building’s condominium conversion, resulting in more potential choices for future buyers. In short, this is not a cookie cutter development, but one with a lot of character and variety.

The C&P Telephone Building is pet friendly, with extra storage and a large rooftop deck. Brick alleyways run along one side as well as the rear of this intriguing landmark, with wide brick sidewalks that are dotted with leafy trees in front. It’s all part of the celebrated Capitol Hill Historic District, one of the oldest residential neighborhoods in Washington. The building is between 6th and 7th Streets, and just round the corner from Stanton Park. There are plenty of nearby shops, bakeries, and restaurants, as well as a Trader Joe’s and Eastern Market about a half-dozen blocks to the south. The Capitol Building itself is a few blocks away.
