Modern Condo Features at the Canal House

The Canal House dates back to 1878 when it was built to house horses belonging to the Georgetown Railroad Company. The building was later used as a power plant for streetcars. In 1981, the old brick warehouse structure with its sturdy factory appearance was completely renovated and converted to highly desirable modern condos, in both one and two-bedroom floor plans and with sizes in a wide range from roughly 500 to 1,500 square feet. Many of the residences have private outdoor terraces overlooking the canal. There are a number of other prominent condo buildings in the immediate area, including 3210 Grace Street, the Papermill, and Georgetown Park.

While there are a few smaller one-bedroom units at Canal House, the vast majority of layouts are very spacious, and typically occupy either two or even three levels. Oversized windows, gorgeous wide plank hardwood floors, exposed brick walls, soaring ceilings, floating stairs, and gourmet kitchens with stone counters and stainless steel appliances are par for the course. You’ll often find loft bedrooms overlooking the main living areas below. That said, some floor plans have reversed the concept, with kitchens and living quarters upstairs and bedrooms on the lower level. The vast majority have at least one balcony or terrace, and the views of the C&O Canal below are stunning. Some of the condos have deeded parking, and secure rental parking is available for others. Residents also enjoy a front desk with concierge service, a lush sky garden, and a rooftop swimming pool.

Location is also key, with a labyrinth of alleys, brick walkways and other historic paths that wind in and around the various buildings in an area that is widely thought of as the very heart of Georgetown. The famous shops and restaurants of M Street and Wisconsin Avenue are right around the corner. Explore the old towpaths along the canal, where horses once pulled barges laden with coal, lumber, farm produce, and other goods through a series of locks on their way to market. Go for a bike ride along Capital Crescent Trail, kayak on the Potomac, or sit down for a wonderful meal at one of the many sidewalk cafes. It’s all part of the delightful Georgetown waterfront experience, easily accessible from one of the neighborhood’s most popular boutique condominiums.
