The First To Experience Luxury

Coming Soon

So often, a prospective home buyer finds the luxury home of their dreams, only to see it snapped up by someone else. It’s all about exposure, because the more eyes there are on a specific property, the more apt it is to sell. The “coming soon” status is a way to preview homes before they are officially active on a public listing service. This gives buyers the ability to give a home some consideration, and to become more informed.

More about Luxury Homes coming soon, Washington Metro

The term “days on market” or DOM, refers to how long a property is officially listed as active and available before receiving an accepted offers. The general wisdom is that there is a window in which a home will receive the most attention. A property that has just been listed will typically receive a lot of internet traffic, not only from buyers, but also real estate agents who are actively scouting for their clients. The coming soon feature adds another dimension to the process.

When the market heats up in the Washington Metro region, the days on market before selling, becomes shorter. And when a luxury home is nicely located and properly priced, that time frame becomes even more compressed. By entering listings in the “coming soon” category, real estate agents who represent sellers, are priming the market for the moment that properties are officially available to be shown in person.

Using this extra window of time in order to familiarize potential buyers with upcoming listings, is especially helpful for luxury properties. These high end properties in Washington, DC, Alexandria, Arlington, Fairfax, Falls Church, McLean, Bethesda, and other popular locations throughout the DC Metro region, represent a select portion of the overall real estate market. Given the higher prices for upper echelon homes, it makes perfect sense to give buyers some advance notice in order to be prepared.
