More About Ultra Luxury Condos in Washington Metro
Choosing just what constitutes an ultra-luxury condo in the Washington Metro area can be a moving target. After all, not every building and neighborhood has the same cachet or perception. To simplify the process, we chose to focus on properties above a certain price point. That doesn't mean the field is necessarily narrow, as it includes flats, penthouses, multi-level, contemporary, traditional, and waterfront condos. Our upper echelon of listings also covers a lot of geographic ground, from Georgetown in Washington, DC, all the way across the Potomac River to communities like Rosslyn and Old Town Alexandria. Whether it s a waterfront destination like the Wharf or a historic residential enclave like Kalorama, there is always going to be something new and delightful popping up on the active market.

Amenities, Location, and More
There is an understandable perception of what might define a very high-end condo, such as the perk of doormen in the lobby and a private elevator to whisk you to the top of your glittering tower. But that is not always the case. Sometimes, zoning can play an unpredictable part. For instance, the old Blaine Mansion in Dupont Circle recently showed up in our criteria due to its potential to be renovated and converted into a boutique condominium building. Another interesting example is the Elliot in Georgetown, a new construction boutique condominium that looks for all the world like an antique townhouse, but with just five pricey units, one at each floor.
Once you exhaust the anomalies, obvious status symbols can take center stage. Some of the most luxurious recent condo listings have appeared at buildings like the new Amaris with its twisting glass facade, perched by the water at the Wharf. Not only do select penthouses boast sweeping views and multilevel modern layouts, but the building itself has amenities like a saltwater lap pool and an actual car elevator with valet and porter. Other recent condos priced over $5 million have been at buildings such as Somerset House at the gated 17-acre Parc Somerset community in Chevy Chase, Turnberry Tower with its famed views in Rosslyn, the Residences at Harbourside in Georgetown, and the landmark Wardman Tower in Woodley Park which was recently reimagined from top to bottom by the Deborah Burke and Partners from New York City.
Buildings mentioned above represent just a handful of condominium addresses than can show up in our ultra-luxury listings from month to month. The larger reality is that the Washington, DC area is home to high end buildings from small to large, and in neighborhoods ranging from the rivers to parklands, and from historic districts to evolving urban corridors. When you want something truly special with plenty of space, exemplary finishes, and a location that fits your needs, there will be excellent opportunities to choose from.
