More About Large Footprint Condos and Coops in DC Metro

It’s worth pointing out that the average home size in the DC area is among the smallest in the nation. There are many factors that come into play, including the age of homes and the number of compressed urban neighborhoods. Further, Washington’s Height of Building Acts places a notable restriction on the height of residential structures. Therefore, developers have to find ways to maximize the number of units in a condominium building, meaning that the square footage of each dwelling often takes a hit. But not so with our featured large-footprint condos. We only include residences measuring over 2,000 square feet of interior space when the DC average is closer to 750!

Despite the tendency toward smaller floorplans in the nation’s capital and its surrounding areas, you can still find some various spacious condos and co-ops, ranging from older historic buildings to more recent construction. Built back in 1917, the grand old St. Nicholas in the affluent Kalorama neighborhood has just a few units per floor, with sizes ranging from around 1,400 to over 5,400 square feet. The looming 2101 Connecticut, also in Kalorama, is a full-service cooperative with some of the largest residences in the city with square footage up to 6,400. Built on a historic industrial footprint at the very edge of the Chesapeake and Ohio Canal in Georgetown, the modern and luxurious 1055 High offers layouts from 3,297 to 6,594 square feet of interior living space. Also in Georgetown is the very high end Residences at Harbourside, with only seven condo units, six of which are bi-level penthouses. With incredible views of the Potomac River, these luxe units are up to 5,167 square feet in size. Hopping across the same river to Arlington’s Rosslyn waterfront community, you’ll find the tallest residential building in the Washington Metro area. Turnberry Tower with its incredible array of amenities, offers floorplans up to 5,347 square feet, along with sweeping balconies and stunning views.

In summation, the age-old slogan of “bigger is better” can apply to many things in life, but rarely is it more impactful than our own personal surroundings and living spaces. Despite the proliferation of compact flats and shoebox studios, some of us like to be able to spread our wings and not touch a wall. And so, it is for those bold condo and co-op buyers who seek roomy spaces and the comfort of uncluttered lives, that DC Condo Collection presents on this page. From bustling Downtown DC to Bethesda, Maryland, Arlington, Virginia, Old Town Alexandra, and more, there are plus-sized listings aplenty.
