The Westhaven Cooperative - Luxury Modern Co-Ops in Washington, DC

Modern Living at the Westhaven Cooperative in the West End, Washington, DC

Washington, DC’s West End neighborhood isn’t particularly well known for residential co-op buildings but the Westhaven at 1200 23rd Street NW, Washington, DC 20037 is a notable exception. Completed in 1981 during a pronounced development boom that resulted in numerous condominiums in the area, the Westhaven went in another direction. While condo ownership usually pertains to the inside of the unit as well a percentage of the common areas, co-op ownership is based on a share or shares of the overall property, with a propriety lease in the apartment you have chosen. This West End residential building is home to 44 co-ops

Modern Co-op Features at Westhaven

There are 44 co-op residences at the nine-story Westhaven building, with one and two bedroom floor plans that range from around 700 to 1,500 square feet of living space. These are very roomy layouts, with some of the one-bedrooms measuring over 1,000 square feet. And while cooperative buildings aren’t that plentiful in the West End, there are a number of neighborhoods in the District where this intriguing alternative to condo ownership is much more prevalent. The iconic Watergate in Foggy Bottom, 1870 Wyoming in Adams Morgan, 2101 Connecticut in Kalorama, Shoreham West in Woodley Park, and Tilden Gardens in Cleveland Park are just a few examples.

Co-op communities can sometimes have specific restrictions, such as a no pets policy. That is definitely not the case at the Westhaven however, where furry friends are welcome. Another policy at some co-ops is to not allow in-unit laundry. Once again, the Westhaven shows a tolerant attitude, with washers and dryers permitted in all apartments. There is also onsite rental parking. The residences themselves are quite spacious and airy, with combinations of hardwood and tile floors, and nicely designed kitchens. Most units have large glass sliders opening out to generously sized private terraces. Given that the building was completed in 1981, many of the co-ops have gone through updates and remodels over the years. One other thing to note, there are no rental restrictions at the Westhaven which makes it a great place for investment income as well as a great place to live.

Location is always an important consideration when shopping for any kind of home, be it a single-family house, a condo, or a cooperative. The Westhaven is at 1200 23rd Street NW at the corner of M Street. This is the beating heart of the West End’s shopping and dining district, a couple blocks north of the traffic circle formed by the convergence of Pennsylvania Ave, New Hampshire Ave, and K Street. There’s lots of nearby boutique retailers, as well as fitness centers like Equinox and SoulCycle, and grocers like Whole Foods and Trader Joe’s. It’s also close to George Washington University, the World Bank, and the many law, lobbying, and financial firms along K Street. Local restaurants include Mercy Me, Rasika West End, Chef Geoff’s, Blue Duck Tavern, Ris, Imperfecto, and so many others. And if you tire of all the urban energy and just feel like chilling, there’s a wonderful eco-system just a couple blocks away that includes Rock Creek and its accompanying hiking trail, Francis Park, Rose Park, and the West End Gardens.
